We would just like to say a massive thank you to everyone that came to our Marple branch on our Macmillan Cancer Support day and donated money and joined in the fun.

We had lots of fun including a:

  • Cake Sale
  • Raffle
  • Guess how many sweets in the jar
  • Guess how many buttons on the cake
  • Face painting.

We raised £240.00!!!

Asking to check the fittings is a practical, hands-on way of exploring the property.

When was the boiler last serviced?

A well-maintained boiler is far less likely to give up in your first winter. So if it is serviced or fitted recently it is less likely to break down on you.

Have any major works been completed?

This is a good way of making sure that planning permission was obtained before any previous works, as well as discovering if the property is listed or in a conservation area. Verify their response on the local planning authority website.

How much is the council tax?

Council tax bands are linked to property prices, but aren’t always up to date. You’ll also need this information for your mortgage application and to help you work of what you monthly costs will be.

How’s the mobile and Wi-Fi coverage?

Strong mobile signal and a fast broadband connection are necessities in our modern age. Ask who serves the area and how the service measures up, then double check the details online.

What are the neighbours like?

The seller can provide you with an insight into the neighbourhood. Equally, if the owner has ever lodged a complaint about the neighbours, they’re legally obliged to tell you.

What are local facilities like?

Whether you’re interested in schools or social venues, make sure to get the owner’s perspective.

Top Tips to Refresh your Rental Property

One of the best ways for landlords to attract discerning tenants is to refresh a rental property regularly, ensuring it has a contemporary appeal and a durable finish. Here are our top tips for giving a property staying power:

1. Grey grout with white tiles

Grey grout in bathrooms and kitchens will look fresher for longer.

2. Larger tiles

The bigger, the better, especially when it comes to floor tiles, as this will reduce the grout areas, making them easier to clean. Mosaic tiles should be avoided as the grout can crumble easily over time, causing the tiles to come loose and potentially leak.

3. Keep it neutral

Neutral colour schemes provide a blank canvas, allowing potential tenants to visualise how they might personalise the space with their own accessories.

4. Flooring

Tiles, laminate or wood are a must for kitchens and preferably tiles only in bathrooms. Hallways will receive the most footfall so will need a practical floor covering appropriate for the property. In carpeted areas, a wool-mix carpet is always recommended.

Curtains can be expensive to clean or replace, while blinds are a more cost-effective option. Blackout blinds are recommended for bedrooms, as most tenants will request these, while Roman blinds in a chosen fabric can give as much of a personal look as curtains.

Wallpaper often comes down to personal taste and could put a tenant off if they cannot see themselves living with the pattern. Wallpaper is also more prone to damage from high tenant use, snags from furniture removal and picture hooks, which can cause problems at the deposit return stage.

Refreshing the kitchen may cost less than expected and a few changes, such as installing a metro-tile splashback, replacing worktops or changing taps or door handles to more contemporary fixtures, could make all the difference.

10. Be wise with appliances

Most tenants will not require top-of-the-range appliances and will be happy with more widely available cost-effective alternatives.These are often easier and quicker to repair as parts are more readily available and can be installed by any appliance engineer.
