Option 1
Intro Only- £495 inc VAT
This package includes:
- Brochure with photos, description and floorplan
- Listing on our website, Right Move, On the market etc.
- Arranging viewings for the Landlord to carry out
- We require: gas safety report/portable appliance test electrical certificates
- Referencing and credit checks will be the Landlord’s responsibility
Option 2
Let Only- One Months Rent inc VAT (Min of £600 inc VAT)
This includes all of option 1, plus:
- Accompanied viewings
- Referencing of tenant(s)/guarantor
- Assured Shorthold Tenancy (AST) agreement
- Carrying out a pre-tenancy check at the property (incl. reading meters)
- Arrange for move-in monies to be paid (first month’s rent upfront and deposit)
- We will give the tenant(s) the Landlord’s contact and bank details so they can arrange monthly payments (rent payments are due on the date they signed AST agreement)
- Send Landlord a copy of the signed AST agreement as well as the first month’s rent after agent fees have been deducted with accompanying statement
Option 3
Fully Managed- £540 inc VAT, then 12% inc VAT of the monthly rental value
This includes all of option 1 & 2, plus:
- Rent collection forwarded to landlord’s nominated bank account each month on day of receipt
- Registration of tenants deposit in government backed deposit scheme
- Preparation of inventory on commencement of tenancy
- Organising maintenance/repairs estimates, quotes and overseeing works (subject to additional charges)
- Carrying out periodic inspections on the properties every 3 months and report to Landlord
- Serving legal notices to tenant
- End of tenancy report using original schedule of condition
- Dealing with any end of tenancy disputes

Additional Charges
All including VAT
- Deposit Registration Fee – £60.00 please note: your tenant’s deposit must be registered with a government scheme, by law. If you do not have your own account to register deposits then this fee will be payable.
- Gas Safety Report – £78.00
- EPC (Energy Performance Certificate) – £78.00
- Portable Appliance Test (up to six appliances and visual electrical inspection) – £90.00
- Gas Safety and Portable Appliance Test combined – £150.00
- Electrical Report – £180.00
- Inventory and check-out report – £180.00
- One off inspection report – £72.00
- Duplication and testing of additional keys – £18.00 plus costs
- Tenancy Renewal Fee – £60.00 for six months or £108.00 for 12 months
- Administration of major maintenance works – 10% of total cost of works
- Rent Guarantee & Legal Expenses cover – 12 months: £149.00 (inclusive of Insurance Premium Tax) Brief terms of this cover include: Rent will be paid to a maximum of £1,500/month in the event of non-payment after 1 month and legal expenses up to a maximum of £20,000. There is no excess to pay and rent is payable during the period of the tenancy agreement or until vacant possession has been gained, whichever happens first.
- S21 notice of seeking possession – £36.00
- S8 notice for rent arrears possession – £60.00
- Oversea’s landlords without a valid tax exemption certificate will be charged £120.00 for every payment/return made to HMRC on their behalf.
- Maintenance Repair Limit UK Landlords – up to maximum £100 per month for maintenance (not subject to VAT)

Tenants Permitted Payments, Client Money Protection (CMP) & Agents Redress Schemes
As per the Tenant Fees Act 2019 Schedule 1 we charge tenants the following permitted payments (inclusive of VAT);
A holding deposit of one week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
A refundable tenancy deposit (reserved for any damages or defaults on the part of the tenant) held in a government backed deposit scheme equal to one months rent.
Change of Tenant/Tenancy Agreement Amendments £50.00 plus any reasonable costs on the landlord or agents part.
Early Termination or Surrender of the tenancy when requested by the tenant any reasonable costs incurred by the landlord (ie lost rent or fees for a new tenancy).
Replacement of lost or stolen keys and or fobs within the boundary of the property at the cost of the relevant keys and or fobs plus reasonable costs on the agents part (£15per hour). Lock changes would be carried out at the tenants expense.
The landlords reasonable costs for the late or non payment of rent along with interest at 3% above the bank of England base rate.
